Who is Eligible?
Limited Companies, PLCs, Sole Traders, Private Individuals, SIPPS and Partnerships are all able to use commercial mortgages. Lenders will look at several factors when assessing suitability and price including:
- Investor Experience: Lenders assess the track record of individuals, partners, or directors.
- Property Condition: Must be tenant-ready, ideally already let or soon to generate rental income.
- Rental Coverage: Rent typically needs to cover 125%–170% of mortgage payments. The strength of the lease. Naturally a 15-year lease with a large PLC is more favourable than short lease with an early-stage company.
How much can you borrow?
- Loan-to-value (LTV) typically up to 65% but there are lenders able to offer 75% for the right property, tenant and rental profile
- Higher LTV possible with additional security.
- Loan amounts starting from £100,000 to £50M+.
Interest Rates & Terms
- Rates will depend on the eligibility criteria but typically can be 1.5% to 5% above base rate
- Repayment terms typically 5 to 30 years.
